Qualified in the Rural Practice Division of the Royal Institution of Chartered Surveyors (RICS) and the Central Association of Agricultural Valuers (CAAV), Godfrey-Payton’s Rural Property Department offer a vast range of services to assist in many areas of this diverse sector.
Estate Management is still the core activity of Godfrey-Payton Chartered Surveyors and Land Agents, which dates back to our origins as Agents to the Earls of Warwick at Warwick Castle.
We continue to manage a range of rural property portfolios for a number of different landowners including Charities, Diocesan and Church, Private Landlords – both Individuals and Trusts, Financial Institutions, investors and operational landlords such as Utility Companies and Telecoms Operators.
We specialise in all aspects of rural Estate management including landlord and tenant matters, such as tenancies, licences and farming arrangements to residential property management. With an in-house client accounting function, our accountants collect rent for whole Estates and also produce regular management accounts for clients.
We offer advice on succession and can co-ordinate professional tax planning advice to ensure minimal exposure to capital taxation on agricultural assets. We also offer whole Estate or individual property valuations, planning and development opportunities and manage repairs and maintenance schedules.
