Property Summary

The Elizabethan house is a Grade II* listed building believed to have been built in the 15th Century, and formerly known as the house on the high pavement. In 1694 the house narrowly escaped the great fire of Warwick. Although the fire started in a thatched blacksmiths a few doors up from no.45, the direction of the wind meant No.45 and the Lord Leycester Hospital (opposite) survived. Thus No.45 is one of the very oldest buildings in Warwick. Over the centuries it has been altered and extended to create the unique property we see today.

 Accommodation

On the ground floor the entrance hall has stairs to the first floor and then doors leading to the main reception rooms, the living room is double aspect with a delightful feature fireplace, the dining room to the front of the property facing the Lord Leycester also has a grand fireplace. The kitchen which is off the lobby is to the rear of the property overlooking the garden and with exposed beams leading to store rooms. A cloakroom off the entrance hall leads to a downstairs shower and WC. There is a study with a fireplace recess and a view of the garden.

Located on the first floor there are six bedrooms, several with ornamental period fireplaces, the master bedroom with its views over the garden and Warwick Castle grounds, exposed beams and fireplace. There are two bathrooms, one is the family bathroom and the other an en-suite to the bedroom with oriel window offering lovely views over West Street. There are four further bedrooms.

To the rear of the property there is a delightful walled garden with established trees and borders.

An enclosed yard with garage accessed through a brick archway via Leycester Place provides off street parking for two vehicles. Steps from the yard give access to the rear garden.
